HJ Collection announces acquisition of commercial development site in Guildford

Rapidly-growing nationwide property developer, HJ Collection, has announced the acquisition of a commercial development site in Guildford, bringing exciting potential to one of Surrey’s most in-demand towns.
Having acquired the site for £3.28 million, HJ Collection plans to leverage permitted development rights to transform the site into 23 stylish one-bedroom apartments alongside 26 dedicated parking spaces, all designed with professionals, downsizers and commuters in mind.
With development already well-advanced in the design stage – with Building Regulations in place and early feasibility underway for a rooftop extension (STP) – HJ Collection estimates total project costs of £4.7 million. Once complete, the Gross Development Value [GDV] of the site is forecast to reach £6.55 million.
Just 30 miles from London, Guildford combines strong commuter links with natural beauty and a thriving economy. The development is just minutes from the mainline station and is surrounded by green spaces and local amenities, making it the ideal location.
Reece Mennie, Founder and CEO of HJ Collection, said: “Our latest acquisition is an exciting opportunity with huge potential. This is a strategic move that meets the persistent local demand for top quality housing in Guildford, and also aligns with our long-term goal of delivering resilient, high-spec housing across the South East.
“At HJ Collection we’re committed to producing sustainable, efficient and affordable living accommodation for all across the UK, and we’re looking forward to seeing the new Guildford site take shape.”
Established in 2019, HJ Collection has refined its own innovative turnkey business model, whereby the entire acquisition and development process is managed in-house.
This latest acquisition news comes at an exciting time for the business as it announced the successful return of £30 million to its growing network of investors.
