Buy a New Family Home in Fulwood For Less
STAMP Duty free and with Help to Buy available, families searching for extra space in Lancashire could find their ideal home in Fulwood is within their reach.
The double dose of Government assistance at Bluebell Meadows in Fulwood could be a lifeline to buyers, potentially saving them thousands of pounds.
For example, on a four-bedroom detached Ascot, available at Anwyl’s Bluebell Meadows development from £336,995, the Stamp Duty saving amounts to almost £7,000.
Factor in the chance to take out a Help to Buy equity loan for up to 20% of the purchase price, interest free for five years, and this family home becomes an even more attractive prospect.
Matthew Gould, head of sales for Anwyl Homes Lancashire, explained: “The Stamp Duty holiday was introduced by the Government to help keep the property market moving post-lockdown and, in our experience, it appears to be working. We’ve had an influx of buyers across all of our developments, including Bluebell Meadows in Fulwood.
“In some cases it’s been the catalyst that’s driven people to decide to move, while for others it’s opened up more possibilities as without having to pay the tax they have more funds available to spend directly on a new home. Add the availability of Help to Buy into the mix and buyers could find that their budget goes further, potentially enabling them to buy a larger home they can grow into rather than having to move again in a few years.”
The Stamp Duty holiday applies to homes priced up to £500,000 providing the purchase is complete before April 1st, 2021.
In its current format, Help to Buy is open to first time buyers and those who have sold their current property subject to contract. It can be used on property purchases up to £600,000, providing the home is physically built by the end of February and that the purchase is legally complete by the end of March.
“And, of course, where people are making a second step into one of our homes that frees up a property further down the chain to help keep the first time buyer market moving too,” Matthew added.
From April 1 next year, Help to Buy will be restricted to first time buyers only and with regional price caps.
The four-bedroom detached Ascot style is among the homes currently available at Bluebell Meadows Stamp Duty free and with Help to Buy.
It’s a generously proportioned home, with a spacious open-plan kitchen/dining room which opens onto the rear garden via French doors. The roomy lounge, with feature bay window, is at the front of the property. A utility and cloakroom complete the ground floor.
Upstairs, all four bedrooms are double. The main bedroom benefits from an en-suite to supplement the family bathroom.
The homes at Bluebell Meadows are being built in a sought-after area, less than two miles from Masons Wood, which is renowned for its bluebells. The neighbourhood is well served by local amenities, with an excellent selection of shops in the centre of Fulwood, including a Booths supermarket, while Preston city centre is within easy reach.
