Lowton Homes Aren’t Half Popular
NEW homes in Lowton are selling fast as buyers with more than half of the properties reserved in the first few months.
Elan Homes is transforming the former site of St Catherine’s Church to provide new homes. Situated on Newton Road, the development known as St Catherine’s Gardens launched in early July with a flurry of instant sales.
Elan has built on the early success and 14 of the 26 homes have now been reserved, including five of the six properties available through Wigan Council’s equity loan scheme.
Marie Morris, sales director for Elan Homes in the North, explained: “The response to the launch of St Catherine’s Gardens has been fantastic and demonstrates just how buoyant the housing market is in the area. The success we have seen reflects wider industry trends – there’s a real demand for three and four-bedroom homes nation-wide as people want more space inside and out.
“Some buyers have been spurred on by the Stamp Duty holiday and the chance to save thousands of pounds in tax if they complete their purchase before the end of March.
“Those who buy now could still enjoy the tax break and may also be able to use the Government-backed Help to Buy equity loan scheme, providing their new home will be build complete by the end of February and that they can complete the purchase by the end of March. After that there will be a new version of the scheme, restricted to first time buyers and with regional price caps.”
Current availability at St Catherine’s Gardens includes a three-bedroom Orford Max priced at £239,995 and a four-bedroom Sheldon, priced from £299,995. Both are eligible for Help to Buy.
Someone using the scheme to purchase a new home should typically only need a 5% deposit and 75% mortgage. The remaining 20% is covered by the equity loan, which is interest free for five years and can be repaid when they have more funds available or when they resell.
