New Elan homes at Stableford, Worcester, feature integrated energy efficient kitchen appliances

ENERGY bills could be reduced by more than half for Worcester buyers who make the switch from an older property to a brand new home.

Elan Homes is building and selling new homes at Stableford in Worcester that achieve Energy Performance Certificate (EPC) band B rating, with selected properties also featuring solar panels to make them even more cost efficient.

According to figures from the Office of National Statistics, the average new build achieves an EPC band B rating with a median score of 84. In comparison, existing homes across England achieved an average of a D rating and a median score of 64.

Elan Regional Sales Director Tracey Ball explained: “People are increasingly aware of how much energy they use not just because of the financial cost, but the environmental impact too. Moving to a brand new home ticks both boxes. Our homes feature highly efficient gas central heating systems and top brand integrated kitchen appliances, helping homeowners save energy and money.

“Based on Energy Performance Certificate data, the average cost for heating, light and hot water in a new build house in England is £399 a year compared to £885 for older homes. That’s a saving of almost 55%.”

Elan has a choice of four and five-bedroom detached homes available at its Stableford development, with current prices from £375,000 for a four-bedroom Southwold.

Selected homes are eligible for a £10,000 discount. This includes the four-bedroom Alvechurch, priced from £435,000.

A generously proportioned family home, the Alvechurch offers 1,591 sq ft of living space. The open plan kitchen, dining and family room, with adjoining utility, spans the rear of the property and is destined to be the focal point for daily life. This sociable space is complemented by the separate lounge at the front of the property.

The Alvechurch is currently eligible to be purchased Stamp Duty free and with a Help to Buy equity loan.

Buyers have until December 15 to reserve a new home using the current Help to Buy scheme. They must legally complete the purchase by March 31 to secure the equity loan funding,

After that, a new Help to Buy scheme is being introduced, exclusive to first time buyers and with regional price caps.

Close to the city centre, including Worcestershire Royal Hospital, the homes benefit from good local schools and easy access to the M5.
