EXCHANGING a draughty older property for an energy efficient new home in Middleton could help homeowners save energy and money, even before they move.

Elan Homes is offering part exchange on selected properties at Millfields in Middleton. It gives buyers the chance to make savings as they won’t have to spend their energy or money trying to sell up.

Plus, as homes at the development achieve an Energy Performance Certificate (EPC)  B rating, energy bills could be reduced by more than half for those who move from old to new..

According to figures from the Office of National Statistics, the average new build achieves an EPC band B rating with a median score of 84. In comparison, existing homes across England achieved an average of a D rating and a median score of 64.

Marie Morris, sales director for Elan Homes in the North, said: “The cold snap and spending more time than ever before has made people more conscious about how much energy they’re using and the costs involved. Based on Energy Performance Certificate data, the average cost for heating, light and hot water in a new build house in England is £399 a year compared to £885 for older homes. That’s a saving of almost 55%.

“We’re also offering to help homeowners save their own energy in selling their current property with part exchange. With Elan effectively acting as a cash buyer, it means they can focus their energy on their new home rather than worrying about selling their old one. They won’t be held back by a complicated chain and can even stay in their current property until the new one is ready.”

Current availability at Millfields includes a choice of two, three and four-bedroom homes, with prices from £194,995. For those looking to climb the housing ladder, Elan will consider part exchange on selected homes including the three-bedroom semi-detached Fenwick, available from £269,995, and the four-bedroom detached Sheldon, priced from £294,995.

All of the homes feature a high specification and subject to build stage, customers will be able to select from a range of standard and upgrades to make their home their own. Options available include the kitchen finish, fire places bathroom tiles, vanity units, wardrobes and flooring.
