NEW homes in Congleton will be released for sale “off plan” in response to demand.

Castle Green Homes is working with respected local business Chris Hamriding Estate Agents to market the initial phase of its Woodland Manor development.

Almost 300 people have registered interest in 160 private sale homes being built on land at Viking Way.

Known as Woodland Manor, the scheme is part of a wider development of 396 homes taking shape across 57 acres.

Sian Pitt, sales director for Castle Green Homes, said: “The site of our Woodland Manor development was allocated for housing in the Cheshire East Council Local Plan Strategy and will help the council achieve housing delivery targets. The volume of enquiries we’ve received to date, without actively advertising, demonstrates there’s a strong demand for new homes in the Congleton area. We’ll be hosting an exclusive event on July 11 for those who’ve registered their interest before the first homes are released for sale via Chris Hamriding Estate Agents.

“We’ll be adding virtual tours to our website so buyers will be able to explore the development and the individual homes before they’re built. We’d encourage anyone interested in the homes to create a Willow account via the website in readiness for the launch. They’ll be able to select their favourite homes, test out the different specification options and even create a digital twin of their new home.”

Woodland Manor will offer a mix of three and four-bedroom private sale homes. Prices will be announced at the launch.

Show homes at the site are due to open in spring 2025. The first homes are also expected to be ready to move into in spring 2025.

Pete Hutchins, executive partner at Chris Hamriding Estate Agents who is Congleton born and bred, said: “The synergy between Castle Green and ourselves is perfect, with their cutting edge technology, luxurious lifestyle homes and comprehensive customer service mixed with our local knowledge, award winning marketing and unbridled passion for property and the town, we’re a winning team.

“Demand is extremely strong for homes in Congleton and the surrounding areas, especially so for new builds. Woodland Manor is located perfectly in the heart of the rapidly expanding side of Congleton, just a short journey from the recently opened link road, in an area with a buzz about it.

“Congleton is a vibrant market town and community with pubs, restaurants, hotels, cafes, leisure centres and gyms. The schools at both primary and secondary level are also a huge draw. It’s a very wholesome and safe place to raise a family. Plenty of local buyers are excited by the range of new build options and the chance to upsize to home that offers a clean start without the need for renovations.

“More frequently in Congleton we see buyers have widened their search following the post pandemic property boom. We’ve seen a huge amount of buyers relocate here from the South Manchester suburbs of Macclesfield, Wilmslow, Didsbury, Chorlton, Cheadle and Stockport.”

The wider 396-home scheme will include 215 homes for shared ownership and 21 for affordable rent, to be built by Castle Green Partnerships for Torus. It will also lead to circa £4.3million being contributed towards the Congleton Northern Link Road.
