Derwent Court open plan

Open plan living makes the most of the space available in new Elan homes at Derwent Court

BUILDING up rather than out, Elan Homes is offering a sustainable solution to family life in one of Manchester’s most desirable neighbourhoods.

Homes set at over three floors, like those at Derwent Court, between Chorlton and West Didsbury, make good use of the land available.

They’re also more energy efficient than similar-sized older properties, making them kinder to the environment and potentially cheaper to run.

Plus, with journey times to Manchester city centre of around 35 minutes, including walking to the local Metro Link stop, it’s a great base for commuters.

Marie Morris, sales director for Elan Homes in the North, said: “People are increasingly aware of their carbon footprint and how they can reduce their environmental impact by living more sustainably.

“At Elan we aim to balance the need for housing with making best use of the land available. Derwent Court is a prime example of this as we’ve transformed a brownfield site that was once a carpark to provide 13 much-needed new homes.

Building up instead of out means we’ve been able to maximise the potential of the land. And, in doing so, we’re providing family sized homes on a smaller footprint than if we were building traditional two-storey homes.

“Because townhouses use less land, they offer excellent value for money compared with similar-sized homes set out over two floors. Plus it’s well documented that new build homes are well insulated, with energy efficient heating systems and appliances included as standard, making them kinder to the environment and potentially cheaper to run.”

Current availability at Derwent Court includes three styles of four-bedroom homes. Prices start from £494,995, while a Bamford style property, featuring upgraded kitchen, plus enhanced wall and floor tiling, is available from £504,995

The Bamford offers 1,624 sq ft of accommodation including open plan kitchen, dining area and family room, plus cloakroom, on the ground floor.

The lounge is on the first floor, along with master bedroom and en-suite. Three bedrooms and the family bathroom are on the top floor.

For a limited time only Elan is offering to cover the cost of Stamp Duty on selected properties at Derwent Court.

Located on Derwent Avenue, it’s a great base for commuters with lots of local amenities and easy access to Manchester.

“West Didsbury is renowned for its shops, bars and restaurants, but is also conveniently close to central Manchester,” Marie added.

“Move to Derwent Court and you could find you don’t need a car as you could be in the city centre in around 35 minutes including walking to the local Metro Link station.”

Derwent Court is open Thursday to Monday 10am to 5pm. For the latest availability and pricing call 01618205198 or see https://www.elan-homes.co.uk/developments/derwent-court.
