Prospect Homes will launch Brook View, Leigh, off plan via Cooke and Company

A LEIGH estate agent who predicted a “mini boom” in the housing market is welcoming Prospect Homes into his office to help meet demand in the area.

Cooke and Company on Lord Street has seen an influx of sellers and buyers post-lockdown and is selling an average of 10 homes a week.

Despite being busy, from November 5 they will provide a temporary home for a Prospect Homes sales consultant to sell new homes at Brook View in Leigh off plan from their office.

Managing director of Cooke and Company, Simon Cooke has worked in the property industry for 33 years and has been trading in Leigh for 26 years.

“When Prospect were considering the potential for the site they sought my opinion because of my knowledge of the local market,” he said.

“Leigh attracts a mix of buyers including local people keen to stay in the town and those moving from other areas nearby to get better value for money. Part of the appeal is that Leigh has good commuter facilities to get into central Manchester. When it comes to location, there isn’t much competition in the immediate area of the Brook View development. It’s a welcome addition to the housing market in the area, offering people more to choose from.”

Brook View will offer 57 new homes in a mix of two, three and four-bedroom homes. With high demand for housing in the area, Prospect will soon release the first properties for sale “off plan” via Cooke and Company.

“I predicted there would be a mini boom in the housing market after lockdown and found that the Leigh market was busy even before the Stamp Duty holiday was introduced. Spending more time at home has certainly been a factor and not just simply that people have reassessed their needs,” Simon explained.

“Because people haven’t gone away on holiday, which is usually a big money spend, and may have had refunds; or saved money when the hospitality industry was closed, it’s enabled them to save more. This in turn has encouraged them to think about moving or move sooner than they planned.”

Named Brook View due to its proximity to Bedford Brook, along with new homes the development will bring investment to the area including almost £100,000 for highways improvement works and £15,000 for offsite biodiversity.

The development will include seven shared ownership properties, available through a partnership with Riverside Home Ownership, with both Prospect Homes and Riverside Home Ownership part of the Riverside Group.

All of the profits from the sale of Prospect homes are invested in The Riverside Group to finance their social value work and support some of the most vulnerable in the community.
